A VA Loan is one of the only loan programs offered today that still allows a borrower to finance 100% of the home's value and purchase with $0 down. If you plan to purchase a single family home (1-4 unit dwelling) and will occupy it as your primary residence, this may be the best loan for you.
VA Loans offers two benefits that will substantially lower your monthly payment. First, VA loans do not require mortgage insurance. Mortgage insurance is an added monthly expense required on all FHA loans and conventional loans where the borrower finances more than 80%. Mortgage Insurance is an expense paid by the borrower which protects a lender against default. Since this is not required on VA loan, it results in a much lower monthly payment. Secondly, interest rates on VA loans are extremely competitive and typically lower that the standard conventional rates.
